Urban Redevelopment Projects
Urban redevelopment involves enhancements to attain a more functional city and improvements for urban dwelling environs. It is an indispensable activity to ensure attractive urban planning. Tokyo Tatemono is using its broad expertise in this domain, together with securitization of real estate, in urban redevelopment projects in major cities across Japan, and contributing to transformed growth in those regions. We also engage actively in a fee-based business of coordinating and consulting services for urban renewal.
olinas (Sumida Ward, Tokyo)
Adjacent to Kinshicho Station served by Japan Railways and Tokyo Metro Hanzomon Line, a large-scale mixed-use complex comprising a high-rise office tower, multi-story residential tower, and shopping structures (olinas Mall and olinas Core) that provide an extended total floor space of 265,000m2 has opened.
Sophisticated urban functionality is weaved into olinas, the landmark of Kinshicho, which has been identified as one of seven metropolitan sub-centers in Tokyo and is gaining widespread recognition in its role as Tokyo’s Eastern Gateway. |

The golden canopy (roof) adorning the front entrance of the olinas Mall commercial facility symbolizes the weaving (orinasu, whence the name olinas) of golden thread (kinshi, whence the name Kinshicho) into numerous patterns, which is precisely the design concept for the structure. |
olinas Core houses 3,000m2-class retailers specializing in foods, apparel, and home living. |

The shopping mall is vaulted through a central corridor, and rises four levels on each side, brimming with tenants including trendy specialty retailers with fashions and sundries, restaurants, amusement parlors, and a cinema complex. |
The office tower soars 32 stories, each level comprising 1,800m2 of office space without interrupting columns and installed with the latest security systems and air-conditioning equipment. The entrance hall vaults three levels for a well-appointed touch to the advanced and comfortable office environment. |
Kasumigaseki R7 Project (Chiyoda Ward, Tokyo)
This project is an unprecedented, pioneering large-scale complex in which the national government is applying the private finance initiative (PFI) approach for the construction, maintenance, and management of public facilities. For this Central Common Government Building No.7 Project, the Tokyo Tatemono Group is leveraging its experience and expertise in overall project planning, administrative management, private (unreserved) floor space leasing, and the acquisition of floor rights that remain untransferred (reserved) in the redevelopment. (Completion scheduled for 2008.) |

Otemachi Project (Chiyoda Ward, Tokyo)
For this project, the Otemachi Head Office of MHBK and Otemachi Financial Centre were acquired through a special purpose company (SPC). With completion targeted in a few years, Tokyo Tatemono will promote an appropriate redevelopment project of this anchor location for international commerce, in line with Otemachi District planning policy and urban planning concepts. |

Fukuoka Project
Tokyo Tatemono has executed a bulk acquisition of 20 properties that include central commercial parcels through an SPC. This comprehensive real estate redevelopment identifies optimum operating policy that meets each property’s characteristics. We enhance real estate value by drawing from our extensive and professional expertise in real estate development and property management. |

Kawasaki DICE (Kawasaki Ward, Kawasaki)
This legal redevelopment project marks the first case in Japan where an SPC independently participated. The facility houses a cinema complex, retailers, and restaurants as tenants. It is a commercial establishment with superior access through a direct link to Azalea, the underground shopping mall of Kawasaki Station. |
